Pressure washing rates per square foot: typical US ranges

Most residential pressure washing in the US is priced per square foot, with the rate adjusted for surface type and how dirty it is. The table below shows the ranges contractors commonly charge. Use them as a sanity check: your own rate should reflect your market, your costs and your speed, but a quote far outside these bands deserves a second look.

SurfaceTypical rate ($/sq ft)Notes
House wash (vinyl siding)$0.10 – $0.50Soft wash on siding; two-story homes price higher
Driveway / concrete$0.20 – $0.40Flatwork with a surface cleaner is fast; oil stains extra
Deck$0.25 – $0.50Wood needs lower pressure and more care than concrete
Fence$0.30 – $0.50Linear-foot pricing also common: $1 – $3 per linear ft
Roof soft wash$0.20 – $0.45Never high pressure on shingles; chemical cost is real
Patio / pavers$0.20 – $0.40Re-sanding pavers is usually quoted separately
Commercial flatwork$0.08 – $0.25Volume work: lower rate, larger areas, night shifts

Adjust for soil level

The same 2,000 sq ft driveway can be a one-hour job or a half-day job. Contractors typically multiply the base rate by a soil factor: ×1.00 for light maintenance cleaning, ×1.15 for medium soil (the default most jobs fall into), and ×1.35 for heavy buildup, algae or years of neglect. WashQuote applies exactly these factors line by line.

Don't forget the minimum charge

Per-square-foot math breaks down on small jobs: a 150 sq ft walkway at $0.30 is $45, which doesn't cover travel, setup and chemicals. Most contractors set a minimum job charge of $99–$150. The estimate applies whichever is higher — the line-item total or the minimum — and shows the adjustment clearly so the customer understands the price.

Rate too low or too high?

If your rate is below the range, check whether you have priced in chemicals, fuel, insurance and equipment wear — many new operators underprice by 20–30% because they only count labor. If you are above the range, make sure the quote explains why: difficult access, heavy staining, or a premium service window. A written line-by-line estimate makes that conversation much easier.

Frequently asked questions

What is a normal pressure washing rate per square foot?

House washing runs $0.10–$0.50 per sq ft, driveways $0.20–$0.40, decks $0.25–$0.50 and roof soft wash $0.20–$0.45. Rates vary by region and soil level.

Should I charge per square foot or per hour?

Per square foot is the US norm for residential work — it is transparent for the customer and scales with the actual surface. Keep an hourly internal check so you know a job still meets your target earnings.

Do I need a minimum charge?

Yes. Almost all contractors set a $99–$150 minimum so small jobs still cover travel, setup and chemicals.
